Have you had a real estate agent that has failed you?

I have, and it took me months before I realized it.  Months of researching properties, evaluating the after repair value, sending offers, and then seeing these properties going into pending status.  I finally realized that my agent wasn’t submitting my offers.
How did I know?  I found a different real estate agent and made the same offers on properties that I made with the original agent – and received counter offers.  Had my original agent actually made offers, she would have told me about counter offers.
What went wrong here?  Why did my agent just ignore my offers without telling me?  Was it her fault – my fault?
That’s when I realized some very important issues:
  1. Not all agents are alike
  2. My real estate agent(s) are a critical part of my team
NOT ALL AGENTS ARE ALIKE:
Real Estate Agents are trained to deal with buyers and sellers, not investors.  Most often an agent will complete a transaction and never hear from their client again…or they may hear from them when they are ready to move again.  These are what I call “traditional real estate agents“.
These agents spend a lot of time and money looking for leads, looking for listing opportunities, manning the phones and holding open houses in the hopes to find someone that wants to buy and/or sell a house.  They spend a lot of money marketing themselves in hopes to find that 1 deal.
The other category, I call “Investor Savvy real estate agents“.  These agents like the business of real estate.  These agents have long term relationships with their clients.  Their clients are Real Estate Investors.
CRITICAL PART OF MY TEAM
Just as with any business, you must understand the roles and responsibilities of every team member.  You must learn what your agent has to do in order to make YOU successful.  Once you understand that role, you can learn how to help them to make you successful.
